Single and 1- 4 Multi-family at After-Repair-Value (ARV) 70% 

For the investor who wants to purchase and renovate an investment property in order to sell it.

Down Payment:
In excess of 70% ARV. If purchase and repairs are greater than 70% ARV  then you pay the difference. If it's less than 70% then no money down. Also add 5-8% closing costs which includes mortage origination, broker fee of 1.5-3.5% up front.  
Amount:  Up to $2.5M
Property Type: 
1-4 Unit Investment Property, Planned Unit  Developments, Properties with <2Acres, Loghomes (if common to the area), properties subject to oil or gas leases. Must be Non-owner occupied, Minimum gross living area of 700sq.ft.

Interest rate: 8-12%
Term: Up to 13 months
Most recent tax returns are required 2 months of bank statements, including average balances, are required. At least 2 months of asset verification are required for all loans. The value of any stock, bond, or mutual fund is reduced by 50%. The value of retirement accounts are reduced by 50%

Minimum of six (6 ) monthly interest payments in reserves. Must 10% of rehab budget. Borrower(s)must have a minimum of $15,000 fully liquid. 

No bankruptcies in past 3years, No foreclosure, short sales, or deed in lieu in past 2 years Fraud and OFAC checks including identity verification are required


5+ Unit Multifamily at After-Repair-Value (ARV) 85% 

80% ARV for Purchase and Rehab
70% ARV for Refinance and Rehab
55% ARV for Cash Out
Down Payment:

Borrower must have liquidity of 9 months worth of monthly debt service payments and 20% of the rehab budget. Must have experience in multi-family/commercial flips  or ownership. Property must have the ability to stablize and cash flow after rehab.

For the investor who owns an investment property or fully platted lot free-and-clear and is in need of capital for construction.

Down Payment: 0% (if property is owned outright) You bring $0 for down payment if property is owned free and clear.
Property: New Construction
Origination Fee: 1.5-3.5%
Maximum Term Length: 13 months

Cash Out
For the investor who owns an investment property free-and-clear and 
desires to leverage that property for any reason.

Down Payment: 0% (if property is owned outright)
Loan to ARV: 50%
Origination Fee: 1.5-3.5%
Term Length: 13 months

Transactional Funding
For the wholesaler in need of capital in order to facilitate
a double closing.

Down Payment: None
Loan to ARV: N/A
Term Length: 1-3 days
