"The Platinum" - Investor Cash Flow at LTV 85%

Down Payment: 
You bring 15% down payment + closing costs ranging between 5-10%
which includes mortgage origination fee of 3% upfront.

Property type: 1-4 unit single family residential, townhomes,condos

Amount: $75K to $1M
Borrowers: Individual, Business, LLC, Corporation
Number of Properties: Up to 5 financed
Credit: 660 Minimum
Other:  Must have housing history, own primary home.
Seller Concessions: 2%
Interest Rate: 7.8% - 9% depending on credit score
Term: 30 yr Fixed, 7/1 ARM

"The Hybrid" - Investor Cash Flow at LTV 75% 

Down Payment:
You bring 25% down payment + closing costs ranging between 5-7% 
which includes mortgage origination fee of 1% upfront.

Borrowers: Individual, Business, LLC, Corporation

Commercial and Residential - Office, Retail, Automotive Services (no gas stations)

30 year fully amortized Fixed for 3-8 years. Then rate increases up maximum of 2% 
with max of 6% for life of the loan.
